Dubai Areas and Master Developments by ROI

This list is based on publically available, official records from the DLD (Dubai Land Department). The data is updated daily till weekly. We are only taking into consideration properties used for resedential purpose.

Usage instructions

• All area names are taken from DLD records, so you may not find certain commonly used area names. For example, what we nowadays refer to as "Downtown" is denoted as "Burj Khalifa" in the DLD records.
• Just because an area is listed here, it does not mean you could buy there even if you wanted. For example, Um Suqaim or Al Barsha are Leasehold areas.
• The average gross ROI is calculated by dividing the average annual rent by the average sales price.
• Make sure to understand how you set up the filter:

While all values are calculated accurately and in real-time, interpreting the data is up to you. You may encounter anomalies like unusually high ROIs or low prices per sqft. These figures are correct but may be influenced by filters and the number of records used in the calculation, affecting the clarity of the results. For instance, ROI is calculated by dividing the average annual rent by the average sales price. With sufficient transactions and a narrowly set filter, this can be a reliable indicator. However, if there are few records and no appropriate filtering, the interpretation may be skewed. For example, a 3 BR unit rented for AED 200,000 and a studio bought for AED 400,000 in the same timeframe would result in an ROI of 50%, which is clearly inaccurate. No options selected can be something else than all options selected. For example, there are more property types in the DLD records than listed in the options below (e.g. various commercial, etc.).
